IMPORTANT NOTICE FOR HUNTERS WITH DOGS

Crop Ground Conditions: Due to the abundance of rain this season, crop ground areas are heavily loaded with sandburs and goat heads (stickers). If your dogs are not accustomed to running in sticker patches, it is strongly advised to stay in the native grass areas. Native grass sections are sticker-free and provide excellent hunting opportunities.

LAND LEASE AGREEMENT - WHAT YOU'RE BOOKING

You Are Leasing Private Land Access

When you book with M77 AG, you are LEASING ACCESS to private hunting land - you are NOT purchasing a guided hunt or outfitter service. This is a land lease arrangement where you gain exclusive rights to hunt specific properties on designated dates.

Colorado Law: We are legally prohibited from providing guiding services without proper outfitter licensing. This arrangement complies with all Colorado Parks & Wildlife regulations for private land access leasing.

What You WILL Receive:

Exclusive property access on your reserved dates
Detailed property maps with GPS coordinates
Written landowner permission (dash card)
Property boundary files (KML for GPS devices)
Camping facilities (if reserved)
Emergency contact information

What You Will NOT Receive:

NO guiding services (prohibited by law)
NO scouting reports or game locations
NO field assistance or hunting advice
NO transportation on the property
NO game processing or retrieval help
NO lodging (camping only if reserved)

Your Responsibilities as a Hunter:

Valid Colorado hunting license & tags
Know and follow all CPW regulations
Stay within property boundaries at all times
Email hunting@m77ag.com IMMEDIATELY for downed game issues

Pack out ALL trash and spent shells
Close all gates behind you
Respect livestock and farm equipment
Hunt safely, ethically, and legally

Landowner's Role & Availability:

The landowner operates a working agricultural business and is NOT on-site during your hunt. After booking, you will receive emergency contact information for:

Downed game on neighboring property - Contact required before pursuing
Safety emergencies - Accidents, injuries, or urgent situations
Property damage - Report any damage to fences, gates, or equipment

Note: The landowner will NOT be available for hunting advice, game locations, field assistance, or non-emergency questions during your hunt. All questions should be asked before your reservation via email: hunting@m77ag.com
